FHA loans allow down payments as low as 3.5% with flexible credit requirements. Mortgage insurance is required for the life of the loan — but it makes homeownership accessible sooner.

🏦Conventional vs. FHA?

Conventional loans aren't government-backed. With 20% down, PMI is eliminated entirely. With less, PMI can be cancelled once you hit 20% equity — an advantage FHA doesn't offer.

📉What is a 2-1 Buydown?

A 2-1 buydown temporarily lowers your rate — 2% in Year 1, 1% in Year 2, then the full rate from Year 3 on. Often seller-funded, it eases you into your new payment.
