A 2-1 buydown temporarily reduces your rate — 2% lower in year one, 1% lower in year two — then it returns to the note rate for the rest of the term. You still qualify based on the full note rate. The buydown cost shown is frequently covered by the seller or builder, but that's negotiated per transaction and is not guaranteed.
Equity figures count only the principal you pay down — real, scheduled, and verifiable. They exclude any change in the home's value and any tax effects, which depend on the market and your situation and should be discussed with your tax and real-estate advisors.
